Arwana Estate

Enveloped within the semi-rural village of Umalas amidst rice terraces and an intricate network of irrigation canals, Villa Arwana is a restful retreat for savvy travellers seeking to unwind in style. This four bedroom property is just a 10 minute drive from Seminyak, Bali’s most happening district filled with chic boutiques, world dining restaurants and chill-out lounges.

Tropical Living
Villa Arwana embraces a prime parcel of landscape with ample parking space for private vehicles. Access by an ornate gateway, the property descends in a series of steps down to a flowing river with a delightful garden featuring a gentle waterway, decorative pond, stone carvings and various species of native flora. It is a calming environment where the elements of nature soothe the senses.

Aesthetic Design
Architecturally the property is split into two distinct structures that are almost identical. Both are two storey dwellings showcasing the aesthetics of local design without compromising home comforts and conveniences. To the left is Villa 1, which is characterised by an open-plan kitchen and an oversized dining table catering to 10 guests in a social situation. While Villa 2 on the right uses the same area as a tastefully appointed indoor living room with a cushioned sofa to relax quietly alone or with a partner. All indoor and outdoor furnishings have been commissioned by Lio Collection and each building features an IPod dock as well as every other modern facility that guests would expect from a property of this calibre.

Restful Slumber
Villa Arwana has been designed to accommodate up to eight adult guests with plenty of space for everyone to enjoy their own privacy. A master bedroom with an indulging semi-open en-suite bathroom and terrazzo tub is located on the ground floor of each dwelling. The upstairs of each villa structure also features an additional bedroom suite with its own spa styled bathroom facilities and dressing alcove. Every bedroom is equipped with satellite television for personal viewing pleasure.

Terrace Luxury
The showpiece of Villa Arwana is a pair of matching rooftop terraces. The open-air edge of each terrace is elevated to take in the tranquil beauty of the garden below and glimpses of rice terraces in the distance. Each has a small table setting for alfresco dining to capture the whisper of afternoon breeze or twinkle of evening starlight. A built-in sofa with a scattering of colourful cushion makes a cosy niche for a lazy midday siesta. While a generous sized cold water Jacuzzi rests beneath a traditionally thatched rooftop to luxuriously soak away the pressures of modern living.

Outdoor Pleasures
The focal point of the garden is a refreshing infinity edge swimming pool (10m x 6m) encompassed by timber decking and a pair of thatched gazebos proving a shady spot to escape the heat. Several reclining loungers are strategically positioned around the pool to embrace the sun’s tropical warmth. Villa Arwana comes equipped with a BBQ facility and outdoor dining can be set up to cater for up to 8 guests with or without a tented canopy overhead. This entire space lends itself to intimate weddings, birthdays and other small scale social gatherings. The garden seamlessly blends into the surrounding environment and the sound of water from the river below enhances the overall serenity of this charming setting.

Fully Staffed
Villa Arwana is fully staffed and efficiently run by a House Manager with support from a Housekeeper, Gardener/Pool Attendant and a Security team to safeguard the property around the clock. A well trained Cook is also available for the preparation of local and international cuisine. A choice of menus is provided and this service is inclusive of all grocery shopping. All food preparation is done in a separate wet kitchen and meals can be served in several spots throughout the property.

Bugan Villas, which has grown to be one of the best known and most reputable developments on the island, lies in the center of the Seminyak hub. Bedrooms
The soft lighting and high ceilings create an intimate atmosphere. The furniture pack includes a black solid timber king size bed with night tables and a cream colored bed box. Soft lighting lends romance to the elegantly furnished bedrooms. Each bedroom has its own full sized private bathroom with indoor/outdoor showers and marble bath tubs, decorated with plants to give a natural feeling of bathing in the outdoors under a waterfall. Guests and owners can rest while enjoying the view of the peaceful lavish garden and swimming pool through the big crystal clear windows. The rooms all have air-conditioning, wooden ceiling, marble floors, and spacious wardrobes with built-in lighting.

Every bedroom is beautifully appointed with a range of beige, black, brown and tan fabrics in an interesting array of textures.

Bathrooms
All bedrooms enjoy full sized private en-suite bathrooms with marble bath tubs and indoor/outdoor showers, decorated with plants to give a natural feeling of bathing in the outdoors under a waterfall. Dining, Kitchen & Living Room
The living and dining pavilion include grey marble, stacked slate and black granite. The kitchen is superbly appointed with European appliances including gas hob, electric oven and range hood. An island work bench provides an alternative eating area and breakfast bar, The generous open plan living/dining pavilion is air conditioned and can be fully enclosed with bi-fold doors. Clients who choose our furniture pack will benefit from the development process which has taken place over the past year and a half. Swimming Pool with Jacuzzi
Choose complete privacy, making this unique spacious Villa and private outdoor swimming pool is great for laps, and perfect for lazy dips during the day and even better at night. Whilst the pool-deck area enjoys all day sunlight, an outside shower, overlooking the garden helps to provide additional break from the heat. Only quality materials are used in the construction of your property including local timber, slates and tiles to blend in with the natural environment. Enhancing the swimming pool experience is an outside shower, with views over the surrounding garden, providing a bright and colorful environment during the day, and through extensive creative lighting well into the night.

There is an obvious sensitivity towards the surrounding environment, whilst respecting the rich culture of the island, its fine artistry and Hindu heritage.

Villa Leha-Leha

Villa Leha-Leha takes its name from the Javanese word for peace, day-dreaming, relaxing, or being empty-minded while lying prostrate and gazing at the sky! It’s an appropriate title for this enchanting four bedroom retreat, complete with swimming pool and plunge pools, nestled on the edge of a steep sided valley through which Bali’s sacred Ayung River wends it way on the final stage of its journey to the sea.

Living Pavilion
The large two-storey living pavilion incorporates two living areas on two different levels.

The downstairs open-sided living room is encompassed by fish ponds and a timber deck. This breezy raised pavilion presides over the pool and garden and its marble floor is gracefully furnished with an Oriental rug, lazy chairs, sofa, standard lamp and a coffee table. A 42-inch, flat screen, multi-channel TV, DVD, CD player and radio stereo system is discretely housed within a wooden cabinet, and there is also a comprehensive collection of videos, books and games. The decor is enhanced by some colourful local artwork and artifacts; a ceiling fan helps to keep the area cool and blinds can be dropped for privacy. A guest washroom is located downstairs, just off the living room.

The upstairs lounge is accessed from the dining room, via a sliding door that leads onto a Palimanan stone staircase. This peaceful lounge is another wonderful, breezy open-air space. It features a teakwood floor under a soaring thatched roof, and is furnished with wide opium daybeds, a pair of leather Kartini chairs and an Oriental rug. Boasting a splendid view of the garden and the river valley extending to the ocean, this is a great area for chilling out and relaxing with a book. Every need is considered with the additional provision of a ceiling fan.

Work Room
An all-glass Cathedral window extends from the roof to the ground floor, and separates the upstairs lounge from the air-conditioned work room. This delightful study presents a teak desk with a computer and internet access for the use of the guests. An eye-catching painting adorns one wall, and a long Oriental rug rests on the warm timber floor, together with leather-upholstered Kartini chairs and a bookcase full of magazines. To one side of the work room is an open-air stone terrace surrounded by a balustrade.

Dining Room
The air-conditioned dining room is linked to the downstairs Living Room by two sets of Palimanan stone steps. With a marble floor, and large glass sliding doors on three sides, the room has an open feeling; it is furnished with a dining table for eight, and fitted with a glass-fronted teak cabinet.

Kitchen
The small but well-equipped air-conditioned kitchen is conveniently positioned next to the dining room. It features a marble service counter, marble work tops and teakwood wall cabinets.

On the far side of the kitchen is an attractive water court, with large stepping stones across the fish pond. Carved water-spouting griffins create a serene ambience with the constant sound of running water.

Bedrooms
Villa Leha-Leha is equipped with four self-contained bedroom suites, each located in private thatched pavilions and each one linked to its own indoor bathroom and private outdoor shower. Two of the bedrooms boast private plunge pools, and two are supplied with music systems. Each marble-floored, air-conditioned bedroom is furnished with a queen-size four poster canopied bed, a chair, bedside tables and lamps, while bold local artwork adorns the walls. Dressing areas, with fitted cupboards and walls mirrors, lead into marble bathrooms each complete with twin washbasins, a bathtub, an indoor shower and a toilet hidden behind a teak door. Each bathtub is positioned beside a picture window with doors opening into a small private walled garden. These doors can be opened to create an alfresco bathing experience, and there is also an open-air shower in each of the private gardens.

A fifth bedroom (without en-suite bathroom), furnished with up to four extra single beds, is ideal for children.

Garden and Swimming Pool
The beautiful landscaped gardens of Villa Leha-Leha are planted with sweet scented flowering shrubs and tropical trees. The freeform, infinity-edge swimming pool overhangs the river valley and is flanked by a stone pool deck. At one end of the pool are some sunken stone bar stools flanking a pool bar with an attractive ironwood shingle roof.

Location
Quiet and safe, Villa Leha-Leha is ideally situated in a rural setting five minutes from Sindhu Beach and the historical village of Sanur. The nearby Sanur-Kusumba by-pass, which extends from Seminyak to East Bali, positions the villa within easy driving distance of most of Bali’s tourist attractions. The diversity of Bali presents everything from diving, cruising and trekking, to adventure sports and theme parks. Horse riding takes place just a few kilometres away at Saba stables, and three of the best golf courses in the world are located within easy driving distance. The villa is just twenty-five minutes’ drive from Bali’s international airport, forty minutes from the cultural town of Ubud, fifteen minutes from Sukawati art and handicraft market, and conveniently close to the Island’s numerous spas, shops, restaurants and vibrant nightspots.

Villa Casis

Villa Casis is a privately owned luxury villa situated in the peaceful area of Sanur. Well known for its quiet, palm-lined beaches, fine restaurants and shopping, Sanur is the perfect area to experience the ’’real Bali’’. Villa Casis is designed by Balinese architect Ketut Arthana using the best materials and to the highest specification. Built on 800sqm and only a 200 metre stroll to the beach, this prestigious property offers a new level of luxury to private villas.

Villa Casis comprises of six air-conditioned bedrooms each with private bathroom en-suite. Tastefully designed and decorated, the rooms fuse modern with antique furnishings, wood parquet floors, artwork and safety deposit boxes. There are three bedrooms downstairs which feature semi open-air bathrooms with large terrazzo bathtubs. The three bedrooms upstairs have en-suite bathrooms with standing showers. Each bedroom features large glass sliding doors which open to a balcony overlooking the swimming pool. Should you only require two or three bedrooms, we can offer a reduced rate.

The western designed kitchen is fully equipped with adjoining dining room which seats twelve people. The surrounding glass doors offer views to the entire villa and outside is a feature wall with cascading water allowing a perfect sense of tranquility. Choose from a selection of European or Indonesian cuisine from the villa menu, there are nine fully trained staff including security to ensure your stay is enjoyable.

Located upstairs is a spacious air-conditioned library with plasma television, cable television, DVD player and BOSE surround sound system with a 1200 title movie library. The library hosts the villas computer with internet an email access. Comfortable sofas make this the perfect room for relaxation.

The swimming pool (7 x 10 metres) is located in the middle of the property, allowing one to cool down from Bali’s warm climate. Villa Casis also offers private in-villa spa treatments. American breakfast is served daily along with afternoon tea.

Located 20 KM from Ubud in the heart of Bali, the location is splendid for those seeking stunning views and a natural environment enjoyed in a luxurious ambience.
Villa Montana has an in house manager who ensures that high standards of personal service are maintained. The in house manager makes Villa Montana ideally suited for those accustomed a high level of personalized service and a hassle free vacation experience resulting from a knowledgeable and caring team of Villa Montana staff.

Living Room / Kitchen
Villa Montana’s open plan living room and kitchen are octagonal shaped and open to the splendid views of the Ayung River Valley. The Living Room and Kitchen are open on the valley side and were designed to capture the amazing surroundings. The ceiling height is 9 Meters (30 Feet) and the floor space of the Living Room and Kitchen measures 120 Sq. Meters (1,300 Sq. Feet).

Master Bedroom & En-Suite Master Bathroom
The Master Bedroom measures 50 Sq. Meters (550 Sq. Feet) and has a very comfortable living area. The Master Bedroom is large and well appointed; it is practically an apartment within the villa. The Master Bedroom is beautifully decorated with high quality furnishings, original artwork, Turkish area rugs and many objects d’art. The floors are cream marble, the decor is polished and the housekeeping is impeccable. You will be very comfortable staying in the Master Bedroom. And yes, breakfast can be served in your room.

The Master Bathroom was designed for those of you who enjoy the luxury of a long leisurely bath while listening to the garden’s waterfall and enjoying the pleasant glow from the candles of the aromatherapy burner. The Master Bathroom was designed for leisurely enjoyment; a place to slow down and relax in lavish surroundings.

Bedroom # 2
Bedroom # 2 measures 25 Sq. Meters (260 Sq. Feet). It is beautifully decorated with original Balinese artwork, a 17th Century Chinese cabinet, objects d’art and a Turkish area rug rounding out the decor. As throughout Villa Montana, the floors are cream marble.

Bedroom # 3
Bedroom # 3 measures 25 Sq. Meters (260 Sq. Feet). It is decorated with modern Balinese artwork, a 17th Century Chinese cabinet, an antique Burmese Buddha, objects d’art and a Turkish area rug rounding out the decor. As throughout Villa Montana, the floors are cream marble.

Bedroom # 3 is identical to bedroom # 2 with one important exception – bedroom # 3 features an additional large window allowing more light to enter the room.

Owner’s Suite
The Owner’s Suite is a 95 Sq. Meter (1,050 Sq. Feet) private villa. It is luxurious, lavish and modern. Your stay in the Owner’s Suite will be supremely comfortable and private. The Owner’s Suite is physically separated from Villa Montana being located at the front of the property’s grounds on a landscaped island. Dense tropical vegetation and a Lily pond with waterfall visually and physically separate the Owner’s Suite from Villa Montana. The Owner’s Suite is very private and although close to the main entrance of Villa Montana, it feels quite removed from the main villa assuring your privacy. While the main villa offers an Ayung River Valley view, the Owner’s Suite has a rice field view from the study and a view of the Lily pond and waterfall from the living room.

The Owner’s Suite is modeled after the villas at one of Bali’s finest 5 Star hotels – right down to the last architectural detail.

The Location
Villa Montana is located 30 minutes (20 KM or 12 Miles) north of the center of Ubud in the small village of Kerta. Kerta is rural, beautifully pristine and largely untouched by tourism. Villa Montana is removed from the masses of tourists yet close to Ubud and all of it’s amazing dining, spas and shopping. Ubud is a delight and widely considered by many to be the most charming village on the island. The 30 minute drive to Ubud from Villa Montana is filled with charming small villages allowing you a glimpse of the daily mosaic of Balinese life, scenic rice fields and mountain views.

Villa Montana is ideally located on the Ayung River Valley offering stunning valley edge views of the distant mountains and tropical forest. This is the same river valley shared by Villa Montana’s world renowned neighbors to the south, The Four Seasons Sayan, Begawan Giri Estate and Amandari. Bali’s international airport is located 60 KM (36 miles) or 1.5 to 2 hours from Villa Montana depending upon traffic conditions and time of day. Complimentary airport transfers in a Toyota SUV are included.

The Setting

Pavilions
Villa Kanti in Ubud, Bali consists of five spacious bedroom suites located in three pavilions which sleep a total of ten guests in perfect comfort. The main pavilion is the Living and Dining Pavilion , connected to the kitchen on the side of the property by a soaring “alang alang” (thatched) roof and carefully landscaped terrazzo and walkways from special stepping stones (pebble washed) to the three suite pavilions – the Master Pavilion, the Temple Pavilion and the Rice field Pavilion. Each pavilion offers panoramic views to the verdant rice fields, waterfall and river. A fully equipped kitchen staffed with Balinese chefs able to prepare both local and international cuisine will ensure that your dietary requirements are met and exceeded.

The Master Pavilion
This is a two-story pavilion located at the top-end of the property and contains a bedroom suite on each floor, identical in size. The spacious ground floor bedroom has a creamy terrazzo floor and is decorated with Antique Chinese pottery from Sumatra Island and artifacts from Bali. The king-sized bed is canopied with a white mosquito net; a long writing table and a comfortable [reclining] sofa face a private garden; and heavy purple curtains with blackout lining provide complete darkness. The remote controlled air-conditioning can be individually adjusted to suit your own requirements. The outdoor en suite bathroom, with a soaking bathtub built from green stone, huge rain-head shower and tropical plant-filled garden allows you complete privacy in the open area. An antique Balinese door provides access from the bathroom to the private garden.

The upper floor bedroom was specially designed to enjoy the surrounding natural environment in its entirety. Sliding louvered glass window cover three of the bedroom’s walls, allowing a clean refreshing breeze to circulate through the room as well as providing breathtaking panoramic views of the garden, the terraces and the rice paddies, all of which can be enjoyed even from the bed itself.

The furniture is in old teak wood with beautiful traditional carved panels from Madura Island used as a spacious wardrobe; the queen-size bed is surrounded by a white organza mosquito net the white bed linens and curtains add to the romantic and colonial flavor of the room. By design, this suite has a ceiling fan instead of air-conditioning, thereby allowing our guests to enjoy the pristine yet aromatic air. The Temple Pavilion
Comprised of two different bedroom types (queen bed at ground floor and twin bed upper floor) is very ideal for a family of four. The ground floor bedroom is decorated with artifact from Toraja (in Sulawesi Island) and is individually controlled air-conditioned, tranquil and peaceful view to the Villa temple, rice field on the other side and shooting feeling from the sound of the small river. With a spacious en suite bathroom, soaking bath tub in dark terrazzo white ’palimanan’ stone topping, huge rain-head shower and private garden with orchids plants.

The upper bedroom with twin bed has a spacious terrace where a beautiful nature would attract your eyes. The bedroom is decorated with Oriental artifacts and material. A one bedroom pavilion built with tropical wood, Merbau and decorated with precious artifacts from the islands of Indonesia and in shades of white color for the room linen. The king-sized bed canopied with a white mosquito net is facing a day bed nestled in a bow-window overlooking the private garden and rice field.

In the open bathroom a stunning wall depicting the procession of a temple ceremony has been carved in front of a black terrazzo vanity counter and soaking bath tub also in dark terrazzo with white ’palimanan’ stone topping. To complete your tropical experience, a huge rain-head shower is located under the shade of the trees. Tropical plants that surround this pavilion give a total privacy.

Living and Dining Pavilion
This pavilion includes dining area, living area which has open view to the terraced rice fields and also open to the swimming pool, fish pond with water cascades above the pond and to the kitchen where it is fully equipped for your dining experience offering both European and Balinese cuisine. Villa Griya Atma

Welcome to Villa Griya Atma (“The Abode of the Soul” in Sanskrit), located in the friendly village of Tengkulak Kelod, near Ubud. Overlooking a landscape of rice fields and forest, you will find calm and relaxation, while you are only a short drive away from the cultural and artistic experience of Ubud and nearby villages.

The Villa
Griya Atma is a four bedroom villa. The name Griya Atma means “Abode of the Soul”. The villa is designed as a modern interpretation of Balinese traditional living, each room on ground floor opens on a wide patio. The Master bedroom faces the rice fields and the infinity swimming pool. It has en-suite bathroom with bathtub and an outdoor shower. It also has a indoor daybed. Two other bedrooms on ground floor face the swimming pool. Both have indoor and outdoor bathroom with showers. The fourth bedroom, on second floor faces other rice fields. It is also a study and has its own lounge with sofa and TV. It has en-suite bathroom with indoor shower. The dining / living room opens on the garden, the swimming pool and rice fields. A family room faces the back garden with a fish and turtle pond. Children love to play in the family room, in times of rain.

All rooms have air conditioning and fan. The kitchen is used for final preparation of the dishes before serving. It has a refrigerator, a microwave oven, and a water dispenser. The swimming pool is tiled with natural stones coming from Java. The Bale Bengong is a place where you can relax or get a traditional massage. The garden faces more than 1 km uninterrupted rice fields, with a small temple on the right side.

Services & Facilities
The Villa has been designed, built and is managed with the single purpose of your enjoying a wonderful and trouble free stay. The villas’ staffs include cook, waiters and room attendants, pool attendant and maintenance man, gardener, and night watchmen. The villa manager will welcome you upon arrival. She will visit you during your stay to check whether everything goes fine. You also call on her in case of a difficulty. The villas are fitted with modern facilities, telephone connection to all rooms as well as to kitchens, the office and security post, wired and wireless broadband internet and cable TV.

Note about broadband internet: please remember that you are in Bali and nothing goes at light speed here, internet connection is not an exception. We have ample electrical capacity to power all the above and to keep the villas cool, and a 30 k VA generator for the occasional power cuts, which are part of the life, here.

Through an agreement with a local group of drivers, we provide 1 car per villa for the entire duration of the guests’ stay. Their cars are new generation Kijangs, comfortably seating up to 6 adults. The driver’s knowledge of Bali, including the most remote and “off the beaten track” roads is exceptional.
